More Good News For Fort Collins Investor Market

As if we couldn’t find any more good news about being a real estate investor in Fort Collins, Colorado, the Coloradoan has reported that the some of the Aggie Village apartments on Lake are going to be torn down to make way for more dorms. At first you might think that’s a negative for rental rates, but consider this: Most freshman are already required to live in the dorms, so we aren’t losing any potential tenants there. But, once those freshman become sophmores and move out in to the Fort Collins community, how many investment properties will you have ready for them? Rents have gone up steadily over the last 5 years, and vacancy is at an all time low. If Colorado State University attains it’s goal of a 35,000 student population it will be nothing but good news for you real estate investors.

East Side/West Side Ordinance Repealed!

Great news came on Tuesday night when the Fort Collins City Council repealed the East Side/West Side Ordinance that had been pushed through by City Council earlier this year with no thought to property rights or the opinion of the people. Through the efforts of many different groups and individuals in Fort Collins, it was brought to the City Council’s attention yet again that if this was put to a vote it would be knocked down by a huge margin. Turns out people do actually care about property rights in Old Town which is great to hear!

Although to avoid embarassing themselves further, the City Council has said that they will continue to irresponsibly spend taxpayer money on “researching” the issue. But for the time being, property rights of Old Town owners are safe.

The Northern Colorado Investment Market Is Only Getting Stronger!

It looks as though the ACE Technology Park in Loveland will be renovated, and has the potential to bring about 100 companies and 7,000 jobs to the area. While this is great news for the northern Colorado economy, it is also great news for the northern Colorado real estate investor! With vacancy in both Fort Collins and Loveland at all time lows, there will be even MORE people moving to town that will want to rent for a while prior to purchasing, or rent indefinitely if they are only temporary employees. The market around the Colorado State University campus for real estate investment has had increasing rents and quick sales, but the same possibilties exist around the new technology campus.

Renters will want to be close enough to work to not have a long commute, but also be close enough to the foothills to enjoy all of the outdoor activities that Colorado has to offer. I am already evaluating residential investment properties in the pertinent areas, and I would love to show you some of the numbers I’m coming up with. 2011 Fort Collins Great Plates Are Back!

There are some great deals on there to restaurants that normally are a little too expensive to go to unless it’s for a special occasion (I’m looking at you Melting Pot), as well as some restaurants in Old Town that I’m sure many of you go to all the time.
